Location: The region is situated in 55 km north from Varna, sea capital in Bulgaria. It’s about 40 minutes by car from the international airport of Varna.


One picturesque place of the coastal line, located between Balchik and Kavarna, is a new elite golf club on the northern Bulgarian coasts. New golf courts like “Thracian Cliffs”,“Blacksearama” and “Lighthouse” are situated here. The courts were designed and approved by Ian Woosnam and Gary Player, as well as by golf association “European Golf Design”. The distance between the courts is very convenient. They are 3 km away from each other.

In the same northern direction, the coastal line between Cape Kaliakra and Durankulak Lake, have also got a permission for building and developing new golf courts which will make Bulgarian northern coast especially attractive for golf tourism on the Balkans.

In combination with its beautiful nature and interesting historical sights, the region around Kavarna is becoming an attractive tourist site for golf-lovers. This is due to the construction of two new golf courses which has already commenced. One of them is situated right between the town of Balchik and the town of Kavarna, on a plateau overlooking the sea. The second one will be situated along the coastline, near the sea, below the villages of Bozhurets and Topola, 3 km away from Kavarna. Gary Player - the most successful golf player of all times, the only person in the world who has won "British Open" in three different decades, says: "Bulgaria is going to have the best golf course in the world", and he answered the question: "How do you find Bulgaria? You are visiting our country for the first time. What is the impression it made on you?", in this way: "You have a very beautiful country, with excellent nature. I have read a lot about your country but it is the first time I am visiting it. I have travelled over 15 million miles around the world during my 50-year career of a golf-player. I like Bulgaria. Bulgaria: So good

Robert Nurden sees potential in city flats, ski apartments and seaside resorts


Who would invest in property in a former Eastern Bloc country? They still haven't recovered from the Cold War, they're full of concrete tower blocks and they queue for vegetables, right?


Wrong, at least as far as Bulgaria is concerned. Thousands of Britons have seen beyond the cliches and are pouring their hard-earned into the country. The property investment opportunities in this beautiful country, which is set to join the EU in January next year, fall into four main categories. The first lies in the capital, Sofia, which is growing economically and geographically faster than any other former East European capital. The property boom has now hit the centre, with locals themselves pitching into the market - always a good sign.


Drive two hours south and head for the mountains for opportunity number two. Bulgaria has a burgeoning skiing industry whose centre is undoubtedly Bansko, an ancient village at the foot of the Pirin Mountains. In the past two years, it has added on a huge number of apartment blocks geared to the winter season. Anyone with the idea that its winter sports infrastructure is bound to be third-rate should think again. It boasts a gondola from the town to the pistes that is second to none.


The Black Sea, with its sunshine, cheap beer and great food, beckons investors too. Locations such as Sunny Beach may be set to become the new Costa del Sol.


There are signs that Bulgaria is throwing off its bottom-end-of-the-market image and moving towards building more luxurious properties. The government has introduced legislation aimed at protecting the coast from the worst excesses of the Spanish costas.


BA this month started flying direct to Varna, and up the coast near Balchik, two 18-hole golf courses designed by Ian Woosnam and Gary Player are being constructed. An example of this more considered development is Oasis Kamchia, a low-rise holiday retreat close to the beach with gym, tennis courts and pools.


With building costs very low and the nearby city of Varna now commonly acknowledged to be Bulgaria's property hot spot after the capital Sofia, her advice looks sound.

  2. Cash collateral – deposit of minimum 12 month installment (interest and capital including). Upon request of the client, the amount is possible to be reconsidered every year by the bank

Main conditions for using the loan:

  1. Customer age at the maturity to be maximum 60 years for female and 65 years for male;
  2. The monthly payments of interest and principal should not exceed 20% of the net monthly salaries of the applicant.

Specific requirements:

  1. The mortgage property should be ready for use.
  2. Delegation – an agreement for delegation between the borrower and the local estate agency or other authorized company (representative) should be concluded.
  3. Letter of Attorney – as designed by the banks requirements – provided by the bank
  4. The foreign company (foreign partner) has to be approved by the Credit Council as suitable for cooperation.
  5. The insurance “Life” is necessary for the foreigners.

Necessary documents:

  1. Short Application form – designed by the bank
  2. Main Application form – designed by the bank, including a declaration that the client of the bank is aware of the General Credit Rules
  3. ID documents and address confirmation ( such as paid bills on whih the address of the person is written) – permanent and temporary address registration.
  4. Last 3 moths salary from employer (last 3 months salary slips)
  5. Statement of income source – an income that is expected to be received during the loan contract
  6. Last year or 6 month bank statement on accounts movement and deposit
  7. Preliminary contract of the real estate purchase
  8. Tax declaration for the last year including the taxes you have paid for social security, medical and etc. (usually directly taken off your salary)
  9. Licensed expert evaluation of the real estate – payable by the applicant for loan

All the other papers needed, has to be obtained by the builder or the owner of the property.

All the papers in different language than Bulgarian must be translated by legal Bulgarian translator. The expenses are due to be paid by the applicant for loan.

BULGARIA MAKES BILLIONS FROM TOURISM

Bulgaria's revenues from tourism for the first seven months of 2005 towered to over a billion euro, official data shows.
According to preliminary data of the Culture Ministry, revenues from international tourism for the period January - August 2005 amount to over EUR 1 B, up by 10.2% over the same period last year.

A total of 3,512,543 foreigners visited Bulgaria from January to August this year, up by 6.33 % compared to the same period last year.
The number of tourists who visited the country in August is 798,306, which is 7.42 % more than last year.
German tourists lead the numbers with 428 200 tourists who visited the country during the first eight months of the year, followed by Greece (426,840 tourists), Macedonia (390,512 tourists), Serbia and Montenegro (372,224 tourists), the UK (285,001 tourists), Turkey (178,162 tourists), Russia (149,131 tourists), the Czech Republic (110,558 tourists), Poland (95,564 tourists), Sweden (82,066 tourists), Israel (74,062 tourists), Finland (65,834 tourists).

The biggest growth is registered by Irish (121.8 %), Dutch (51.48 %) and Turkish (40.69 %) tourists.
The number of EU tourists coming to Bulgaria is growing with accelerated rates compared to the rest of the world. At a 6.33 % growth rate for foreign tourists in Bulgaria, for the period January - August 2005, the EU member countries register an increase rate of 7.18 % in the number of tourists choosing Bulgaria as a destination. This increase rate amounts to 7.15 % for the old EU member countries and to 7.32 % for the new ones.
The EU market strongly stabilizes its positions as a major generator of tourists for Bulgaria, experts note.

For first seven moths of the year, Bulgarians have spent on their travels abroad EUR 438.1 M, 4.7 % more than the same period last year.



Who were the Celts?

This question definitely interests the modern historians. They give a variety of answers to that question, but there are common facts in all their works. The Celts were tribes of the Indo-European origin, which dominated Europe during the Iron age, and more precisely between 800 B.C. to 15 A. D. Their original culture distinguished them significantly from the other barbarian tribes.
That was the primary reason for their impressive expansion, carried out between 500 and 100 B.C.
In 280 B.C., the ancient historians note a massive Celtic expansion on the Balkan Peninsular, although the first Celts come to our lands much earlier - in the middle of 4th century B.C. Celtic dominance on the Balkans lasts over two centuries and the zenith of it is the so-called "Celtic Kingdom", which existed for 64 years - from 277 to 213 B.C. The destiny of the numerous Balkan tribes - the Thracians is closely related to that of the Celts, which gives good reasons to the historians to talk about "Thracian - Celtic nation" as well as about the importance of Celts for the shaping of Balkan culture.

During the 3rd century B.C. the Celtic kings Brem and Bolg establish their own kingdom in the territory of Thracia with capital Tule and even fight against Philip Macedonian to protect their territories.
The great similarity between ancient Bulgarian and Celtic languages is impressive. For example :

  • "Koleda" in ancient Bulgarian means "Holiday of the Bulgarian Father" ; in Celtic - "Koleda"= "Holiday".

  • "Rig" - king; also a suffix in the name of some Bulgarian khans -e.g. Terelig; in Celtic - "Rig" = "King".

  • "Boyar" -ancient Bulgarian title; "Boyar" in Celtic - superior state official.

  • "Kampsi" - tutor in ancient Bulgarian; "Kampa" - the Celtic Druid's School

  • "Ongl" - stronghold, fortress in ancient Bulgarian; "Ongl" in Celtic - the same meaning;

It is quite obvious, that the Celtic presence on Bulgarian territory has been of significant importance and although the Celtic culture and traditions (as well the Thracian ones) are assimilated and vanish completely after the establishment of the Bulgarian state in 681, archeologists and historians continue to find remains from the glorious Celtic State on the Balkan Peninsula.
