The procedure of acquiring a property explained

APARTMENT PURCHASE
  1. The apartment is drawing to the foreign individual person, company registration is not required, international passport is needed.
  2. The minimum deposit fee is 3 000 - 5 000 Euro in order to put out apartment off sale for a period of 10 days
  3. 20% of the apartment price (payment by cash, or bank transfer) due for apartment reservation as complement to the already paid deposit fee.
  4. 0.5% of the purchase price rate for money drawing, transfer reception, transfer to the builder/proprietor, encashment.
  5. The notarial fee is 5% of the purchase price.
  6. 250 Euro for registration of the apartment at the tax authorities and reception of a so called BULSTAT card (issued to the property owner), which allows to receive a visa for visiting Bulgaria freely later on (for non-EU citizens).
  7. 50 Euro for sending the documents (including notary deed) and keys for the property by FedEx or DHL.
  8. Our agent commission is 3% of the property price, but not less then 2000 Euro.
PURCHASE OF HOUSE / LAND PLOT
  1. Cost for company registration is 600 Euro and includes: registration at the Bulgarian Court in Varna, registration of a BULSTAT number for a company, issuing a Power of Attorney, article of association, opening up a bank account to deposit the required company capital.
  2. The legal address of the company for a period for 1 year costs 100 Euro.
  3. The deposit fee, required to put the property off sale, is about 15-20% of the property price (payment by cash, or bank transfer).
  4. 0.5% of the purchase price rate for money drawing, transfer reception, transfer to the builder/proprietor, encashment.
  5. The notarial fee is 3% of the purchase price.
  6. Cost for draw-well registration (if the acquired house has one) is 250 Euro.
  7. 50 Euro for sending the documents (including notary deed) and keys for the property by FedEx or DHL.
  8. Our agent commission is 3% of the property price, but not less than 2500 Euro.
